In our latest article, Aaron Dodd, Valuer at GFW, takes a closer look at how homebuyers are increasingly favouring postcodes that strike the perfect balance between lifestyle, transport links, and top-rated schools.
“We’re seeing buyers increasingly prioritise areas that offer more than just a home – they want excellent schools, easy commuting, and a strong sense of community,” says Aaron Dodd. “Postcodes that combine these factors are attracting intense competition, particularly in Newcastle, coastal villages, and Gateshead.”
Newcastle leads the way
Newcastle continues to set the pace as the region’s price leader. Its inner-ring postcodes are in high demand, with Jesmond standing out as a perennial favourite. Famed for its Victorian and Georgian homes, café culture, and easy links into the city centre, Jesmond attracts a steady stream of young professionals and family buyers alike. Larger flats and character homes here spark strong competition, while NE1 (city centre) draws buy-to-let investors thanks to robust rental demand and yields. The mix of amenities, nightlife, and green spaces makes Newcastle particularly appealing to those looking for both convenience and lifestyle.
Coastal living with commuter links
Beyond the city, the pull of the coast remains powerful. Tynemouth and Whitley Bay continue to shine for families and lifestyle buyers, offering sandy beaches, lively cafés, and straightforward transport links into Newcastle. These areas strike a rare balance: seaside charm with commuter convenience.
Gateshead on the rise
Across the Tyne, Gateshead postcodes are enjoying a surge in demand. Limited stock and strong buyer interest often translate into competition for homes. Improved local amenities and excellent connections across Tyne & Wear have cemented Gateshead as a growth market. Buyers are drawn to the area not only for affordability compared with Newcastle but also for its cultural attractions, parks, and riverside living.
Rural towns with value
Further afield, market reports highlight renewed strength in parts of County Durham and Northumberland. Historic towns such as Alnwick and Morpeth are drawing buyers seeking more space for their money, with the added benefit of characterful high streets and access to countryside living. Many of these areas are appealing to families and retirees alike, offering a quieter lifestyle without compromising on schools, transport, or local amenities.
Competition remains strong
Official data shows house prices across many parts of the Northeast continuing to climb year-on-year in 2025. Sales volumes, however, remain constrained – a combination that intensifies competition in the most desirable postcodes. In such a competitive market, flexibility and speed are key for buyers looking to find the right property before it’s snapped up.
