Block Management.

GFW have a dedicated block management team who can facilitate all of your block or estate management requirements. We manage buildings of two or three units all the way up to almost 100 units, and we provide all clients with the same personal, knowledgeable and professional service.

We deal with all aspects of the management of communal areas of blocks of flats, or grounds of housing estates. This includes collection of ground rent, service charge and insurance monies, preparing service charge budgets, accounts reconciliations, cyclical and reactive maintenance, statutory compliance and health and safety.

A quality block management service is essential to the successful running of a building or estate. It protects the value of your asset, makes your home an enjoyable place to live, and ensures that statutory compliance is adhered to. We work in partnership with Directors and leaseholders to ensure transparency and clear lines of communication in all aspects of the management.

Our service includes:

  • Finance

    • Preparation of annual service charge budgets
    • Issuing demands for service charge, ground rent and insurance costs
    • Arrears management
    • Processing all income and expenditure, including contractors invoices
    • Arranging reserve funds, ensuring that funds are properly budgeted to protect future expenditure
  • Maintenance

    • Organising reactive and planned maintenance with contractors including electricians, gardeners, plumbers etc
    • Tendering works and sourcing quotes
    • Carrying out routine maintenance inspections to address any issues at an early stage
    • Organising health and safety and fire risk assessments to ensure legislative compliance
  • Administration

    • Organising building and estate insurance
    • Processing LPE1 queries
    • Organising and attending Annual General Meetings as required
    • Checking compliance with the lease or deeds
    • Overseeing major works and Section 20 notices
    • Dealing with utility companies to ensure the best price and correct billing
