The existing site featured two adjacent redundant agricultural buildings. A scheme to convert the open sided portal framed structures to residential dwellings was developed and submitted via a prior approval (Class Q) planning application on a building by building basis.

The scheme delivers 3 detached / link detached dwellings. A pair of two storey units reside within the larger of the barns, separated by a covered parking area. The third unit is an adjacent conversion of a single storey barn. The design features a subtle modern form, befitting of a portal frame conversion with replacement of the existing building claddings and creation of large glazed openings for a light and airy living space.

In conjunction with our development land sales team we generated further high quality visualisations of the conversion scheme to assist with the marketing of the site.

Gateshead Storage and Distribution.


GFW were appointed to provide planning and architectural services for a new-build industrial building in Gateshead for our client to ensure on-going operation of the business in the region.

Particular attention had to be given to the ecological impact on the River Derwent which surround the site to three sides.

Following successfully achieving planning approval, GFW was also appointed to provide RIBA stage 4+ architectural services which included; Contract Administration technical / construction drawings, co-ordinating other consultant designs and contractors.

Works are currently on-going with the completion date in 2025.

North East Strategic Development.


A Land promotion and urban design appraisal for strategic settlement extensions requiring greenbelt release.

Following previous settlement expansions, the site located to the edge of settlement was identified as being of increased potential for future development, essentially the next logical stage of settlement growth.

To promote the extensive area of agricultural use land for future residential development we prepared feasibility and land promotion documentation and drawings for the site where were collated as a Vision Document

Matfen Listed Dovecote.


Our client instructed GFW to provide a scheme to convert an existing historic Grade II listed dovecote into a unique holiday cottage. The building is located with one of the historic estates of Northumberland and had been unused for a number of years, with the condition of the building gradually deteriorating.

In accordance with good conservation practice the building was carefully surveyed and proposals created by our conservation specialists which repaired the historic fabric, whilst creating a contemporary freestanding steel viewing platform within the original dovecote tower, allowing views over the surrounding countryside.

Scarborough New House.


Design of a replacement house within the North Yorkshire coastal town of Scarborough

Located on the lower slope of Oliver’s Mount, the site benefits from views towards The Mere. Our client’s brief was that of a design led by the creation of quality internal spaces and views towards The Mere

Views are facilitated by repositioning the plot and providing a first floor lounge living space, glazed gabled and balcony. Internally the property includes further ground floor living spaces and 3 bedrooms. By contrast to the more open frontage views, the site steeply slopes up to the mature tree lined rear, providing contrasting outlooks and settings to different elevations of the property.

The house scale carefully considers it’s siting and scale with adjacent properties, it’s form and materials enable a sympathetic addition even with the somewhat more contemporary form.

After planning permission was successfully achieved, we were instructed to undertake RIBA stage 4 technical design works and seek building control approval for the new house following a high performing building fabric and making use of off-site construction technology.

Cundall Manor School.


GFW worked closely with the board of governors at the North Yorkshire co-educational independent school to deliver and plan new school infrastructure and teaching spaces.

Overarching to this was a masterplan which provided a phased plan and longer term approach to coordinating estate development projects.

Within this scope we delivered a new classroom teaching block, completing an enclosed courtyard, a new school reception which improved access and school safe-guarding, reconfigured and approvals for re-configured school parking and access. GFW undertook an encompassing project management service for delivery of the teaching block and reception to deliver the completed works for the school.

Hambleton Farm Redevelopment.


GFW drafted redevelopment proposals of an existing chicken farm centrally located within a North Yorkshire village.

The existing chicken farm featuring long agricultural barn was proposed to be redeveloped for residential use. We worked closely with our development surveyors and planning consultants to develop an achievable scheme, consulting with the LPA before submission which led to the design of our 4 unit proposals.

The bespoke scheme of 4 plots was drafted and submitted for planning approval. In design it is of a sympathetic rural style with the dwelling designs and layout to make best use of the site features, maximising the development potential.

The site is envisaged to be marketed to self-builders upon grant of approval.

The Terrace, Eglingham.


GFW was instructed to seek planning permission for two dwellings on a sloping site at the edge of the village.

We designed a pair of bespoke detached dwellings for the site, which worked with the site level to include an understorey of parking and a living space terrace to take advantage of the landscape views. The stone faced houses were of a character and design inspired and complementary to the locality.

Northumberland Coast New Home.


The GFW team delivered a bespoke new home for our client from sale of the original site to building completion.

Located in the Northumberland coastal village of Beadnell the property our planning team successfully secured permission for our proposals of the new build dwelling.

Although it was largely traditional appearance the brief called for the property to achieve the highest performance standards. The technical design followed a passive house led route to specification including the use of off-site manufactured SIP wall construction, a whole house ventilation system with heat recovery and an extremely air tight building envelope.

North Tyneside Farm Redevelopment.


We were instructed to develop residential redevelopment proposals of an existing farm in North Tyneside. Our considered route to with the agreed route of redevelopment rather than a conversion approach.

The proposals follow features of the farm buildings occupying the site in terms of position and scale, without being encumbered by the existing building features. The layout takes cues from a traditional courtyard layout and buildings of agricultural barn massing.

Building design takes a distinctive contemporary approach in an agricultural converted portal frame character. A simple palette of materials follows a consistent use throughout the plots tying the scheme of 4no bespoke four and five bed units cohesively together.

A bespoke development of four executive new build homes in a contemporary rural barn character. The site layout forms a farm courtyard style layout, maintaining the theme of a farmsteading with the new development. A detailed planning application was developed for submission to the LPA.
