The property is sold subject and with the benefit of all rights of way, water, drainage, quasi or reputed easements, and rights of adjoining owner, if any, affecting the same and all existing and proposed wayleaves or other matter registered by any competent authority subject to statute.  

A Northumbrian Water pipeline is currently being installed on Lot One. This is located on the most northern boundary of the field. 

The property does not have any public rights of way over it.
